As a trusted home builder since 1972, we have developed and refined the industry’s first multi-step customer care process—our 8 Steps of Building— to ensure that owners like you are involved at every critical stage of construction. It’s a chance for you to see the quality materials and disciplined approach to construction that go into the creation of your new home. It’s also a chance for you to enjoy the rare and thrilling experience of watching what was once just an idea, a notion, a dream, take shape.
But the process doesn’t stop with construction. It goes well beyond the time that you move into your new home to make sure that living in your home is more delightful than you could possibly have imagined.
Step One: Pre Construction Meeting
Before construction begins; you’re guided through the Ownit Homes design portfolio to choose the ideal home for you. At this stage, you may like to make some changes to the design followed by a preliminary costing supplied by your sales consultant. One of the company directors will personally assess your site to evaluate and maximise the usage of the block for the perfect Ownit Home.
Step Two: Deposit and Plan Drawing
After your approval of any changes to the original design of your home and relevant costings, a small deposit is payable to allow the following to take place:
- A site inspection will be conducted on your block of land to determine if any site costs are applicable. Your Ownit Homes Client Care Manager will be issued with a site cost sheet at which time they will explain to you any applicable costs.
- Next, a site survey will be conducted (contours).
- The engineer’s soil test is also carried out – which enables us to provide pricing for your slab. A letter will be sent to you along with a copy of the engineer’s soil test and slab design so you are fully aware of any additional costs for the slab work.
- Initial plan drawing is created to reflect any changes you desire.
Step Three: Building Approval
Your “Client Check Plan” will be delivered to you. It confirms that you’re happy with the changes made. You may be required to provide your land developer with a copy of this plan for their approval. Once approved and your signed “Client Check Plan” has been received by Ownit Homes, your design will be sent to our private certifier for building approval. Our engineer then creates the final structural bracing and tie down drawings.
Step Four: The Fun Part – Colour Selection!
While all the admin is going on, you come and meet with our colour consultant to choose all your colours and inclusions. Any additional items are easy to arrange and a quote will be provided in a short time frame for your approval.
Step Five: Getting Closer – The Signing of Contracts
Now that you’ve decided on colours and inclusions, your contract documents are drawn up and sent out so you can sign off, and we can get started. The Building Services Authority is advised and your insurance is paid – this enables our private certifier to release your building approval. Your bank issues written confirmation that all documents have been signed, and then…
Step Six: Construction Begins!
Within 30 days of documentation being returned, the construction of your new home will be underway! Here you will see the slab go down, the frame go up and the roof go on, typically within 1month. The roughins will then commence which entails the wiring, plumbing, security, intercom and vacuum pipe and so on, installed behind the walls. We will enclose the home by bricking up, installing the external cladding and installing the plaster. After that your colour selections start to take shape with the cabinetry, tiling and painting carefully programmed. We then commence ‘fitting off’s’ to your home (installation of lights, plumbing ware and the like).
Step Seven: Personalised Service
During the building process you’ll have direct contact with your building supervisor who will oversee the construction of your new home. He’ll more than likely become your new best friend. You’ll be given his contact details and he will provide you with weekly updates on the progress of your home. You will be guided through our building process so nothing is forgotten. Upon your request you will be given the contact details of our sub-contractors so you can liaise with them directly and customise your home. It is activities like these where you will be included to interact in building your beautiful new Ownit Home.
Step Eight: Completion and Handover
Three weeks prior to formal handover, you and your building supervisor will walk through your new home. At this time, you’ll be invited to make a list of final amends. After all the finer touch ups have been completed and approvals met, we will then be ready to handover your beautiful new Ownit Home! For extra piece of mind we ensure there is also a scheduled inspection to discuss any maintenance issues that may have popped up 6 months after handover plus you have the satisfaction of our 6yr structural warranty.
